What Is A Home Information Pack (HIPS) ?

From the 1st of August 2007 it became a legal requirement for a Home Information Pack to be prepared. Initially, this only applied to properties with four or more bedrooms. This was then phased into the three bedroom market the following month, and then the rest of the market followed suit in December of 2007. Your Home Information Pack will be professionally prepared with content that is clearly laid out from an Estate Agent with your interest at heart.

Contents Within HIPS

A Home Information Pack contains many pages of information including:

An index
A sales statement
Evidence of title
Standard searches
An energy performance certificate

A Leasehold property would contain slightly more information in addition to the list above, it must include:

A copy of the lease
Information on service charges
Information on insurance
